Jerry and Christie loved their first home, but were out growing it. They were looking for a considerably larger home in a desirable child  friendly neighborhood, where they could raise their two children in an  atmosphere of neighborliness and hospitality. This  loan was the ideal way for Jerry to make the improvements needed so that  his family could move into and begin truly to enjoy their new home.

 
Today, the work is almost complete and Jerry is nearing the point where  he will finance the home through a conventional loan. All this and still  come out a winner! Jerry, Christie and the children are now just a few days away from   moving into their dream home and ready to enjoy the fun and games of  lake living.

Just wanted to let you know how much I
appreciated your help with Kendall and Joy
Simpson’s house.  I have to be honest
in telling you that when I first visited
their home, I wondered whether I even wanted
to take this listing. They had way too much
furniture jammed into that little house,
outdated fixtures, multi-colored paint on
the walls and so many things that needed to
be updated, repaired, or replaced.  After
speaking with them though, I realized they
were 100% committed to doing whatever it
took to get that house in shape. I told them
my personal stager would be working with
them and explained to them why staging a
home is so important.

They obviously took you very seriously and
did everything you asked them to do.  When
I went over to see the house again, I
absolutely could not believe my eyes! You
completely and totally transformed that
house and I know without a doubt the
Simpson’s got more money than they expected
to get when it sold. Looking back on this,
if I hadn’t brought you in, we probably
would have had to discount this home by
$10,000 to $15,000 to get it sold.  

Just so you’ll know, the home took exactly 3
weeks to sell and between the sale of this
home and the new home they’ve purchased, I
made $9,597 in commissions.  I know the
Simpson’s have already told you how much
they’ve appreciated working with you, but I
wanted you to know that my family thanks you
too.  This money means everything to us
in a tight real estate market.

for YOUR clients… 

 
 

The holidays are here..how can we miss it with
all the commercials.  Yeah! What a time
to decorate..wait a minute, put the breaks on
your decorating sled..your house is designed
to sell the house, not the décor.
 
Tips to simplify your decorating (also known
as decorating for the holidays without
overwhelming that buyer that walks in the
door)
 
1.      When you
place a holiday item, ALWAYS remove an
existing decorative item.  Never just add
without removing first!
2.      Do not
display an entire collection, pick one to 3
items and group them together.
3.      Finish the
marketing concept with your wrapping paper as
well.  Colors that blend, with the décor..an
inexpensive idea is white/cream paper with 1
or 2 ribbon/bow colors
4.      Ice and snow,
oh no..keep in mind to clear your walks, you
don’t want the buyer to drive by because they
don’t want to get their shoes snowy!! 
Also, safety first!!
5.   Enjoy your holidays, you may
like the simplicity of just a few items being
displayed this year.  Keeping it simple
can actually be a relief!

 
FYI:  Once the holiday decor is
removed, and packed up, mention
offsite storage to open up storage in
the house….also this is a great time
