 Why Has David Referred Three Neighbors?

To say David’s life was “unsettled” was an understatement. He was just out of the military, recently divorced, and his new employer had offered him a position that required him to relocate to our area.

David’s company has a relocation department and we’ve helped a number of their employees purchase homes. They referred David to us, and at our Initial Consultation we quickly understood that David needed much more than a house – he needed to find everything from an attorney to a
veterinarian. When we gave David the names of a number of people we know who deliver a world-class experience, he was delighted that we could connect him to so many reliable service providers.

By the end of our meeting, David had decided to rent a house and postpone purchasing until he became better acquainted with our community. He was so grateful for our assistance that he’s since referred three of his neighbors to us!

Tony and Leigha were tired of paying rent and ready to own their own home.  They were put in contact with one lender who offered them a small loan at a  very high interest rate. They were pleased to be approved to purchase a  house, but were only able to find acceptable properties outside the  neighborhoods where they really wanted to live.
 
Referred to John and Sandy, the “Nice Guys”, and with considerable  encouragement from Sandy, they agreed to check into a national non-profit  organization that helps folks obtain affordable mortgages. Tony and Leigha  were very afraid their application might be declined. You can imagine their  delight when they were not only approved for the mortgage, but able to  purchase a much nicer home for the same monthly payment as their prior  approval. And… in their desired neighborhood.

   I had helped Cammy & Michael to find a great new home with plenty of space for their family, but it was contingent on selling their existing home.  In marketing their home, they faced a challenge that many sellers would love to face . . . two offers to choose from.  Although having multiple offers sounds like a great option, choosing the best one can be a challenge.  If they chose incorrectly and the transaction fell through, the other buyer would have likely already moved on.

In order to make sure that the buyers were fully qualified, I arranged for a lender that I know to pre-qualify the buyers.  Once we were told by a lender that I know and trust that these buyers were “golden”, it made accepting the best offer simple.

Let the Buyer — Be Aware!

As Sandy, Yvonne and I watched a seller’s market turn into a buyer’s market, I find myself thinking of the large inventory of homes for sale and the large number of people who have been thinking about making a move or an investment.  But do they understand the importance of taking action now, before the market changes again — as we know it will?

Over the past few months we’ve helped young couples purchase their first home; one young growing family buy a larger home in their preferred school district; a husband and wife purchase two rental / “flip” properties; and a student buy the townhouse he’d been wanting since college.  Some or all of these purchases might not have been possible for my clients a year ago, but now the timing is right — for buyers who are aware of the opportunities.

We were invited to talk to  Anne and Jerry to discuss listing their home, they were quite up front about the challenge of showing it. They have four active teenagers coming and going with sports and social activities, and two large dogs that were house pets, not yard pets. The entire family was dreading the showing process.

We listened carefully to Ann and Jerry’s concerns, then assured them that my commitment was to getting their home sold with the least possible disruption for everyone and at the best possible price. We blocked out showing times only during the hours the kids were at school, and I asked if a nearby neighbor could bring the dogs to her house as needed. With the kids away and the dogs next door, the showings that could have been chaotic were downright quiet — and Anne and Jerry’s home sold in only 32 days!

Sell First, Then Buy? Buy First, Then Sell?

Alice and John were expecting their second child and wanted to move to a larger house, but they were already homeowners and didn’t know what the first step should be. Sell first, then buy? Buy first, then sell? How could they afford to purchase a new home before they sold their present one? And where would they live if they sold their present house before they found a new one?

Alice’s sister referred them to me, and I told them that based on my experience, the best strategy is sell first, then buy. To get started, we clarified exactly what they were looking for in their next home so I could notify them as soon as a likely looking house came on the market. Next, I implemented several marketing strategies which brought us a qualified, ready-to-act buyer who was willing to wait 60 days to close. That gave us time to find the perfect home, and because their offer was not contingent on the sale of their present home and the seller was anxious to sell, he accepted $5,000 less than the asking price. Now Alice and John are settling into their larger home with their soon-to-be-larger family.
